Local markets help create national upswing

The Canadian Real Estate Association has given a thumbs-up to the Brantford area for playing a part in a revised national forecast that predicted better sales numbers for the year just completed and for the upcoming 12 months. In a report issued late in 2014, CREA updated its forecast for home sales activity that will be reflected on the Multiple Listing Service (MLS®) Systems of Canadian real estate boards and associations. ?With mortgage rates remaining at historic lows since the summer, activity has remained stronger for longer than previously expected and has yet to show clear signs of fading,? noted the CREA report, issued Dec. 15. ?As a result, the forecast for annual sales in 2014 and 2015 has been upwardly revised.? ?Almost all of the upward revision to national activity in both years stems from the current strength and momentum of sales across most of British Columbia and much of Ontario, particularly in the Greater Golden Horseshoe region,? the report states. In Ontario, the report outlines how strong demand has been met with a rise in listings, which in recent years had been in shorter supply. The recent momentum for sales in this province and in British Columbia has endured for longer than expected and has shown few signs of diminishing, according to the national real estate body. ?These two provinces together account for more than half of national activity and are responsible for much of the upward revision to projected and forecast national sales.? Sales at the time of the report were projected to reach 481,300 units in 2014, representing an annual increase of 5.1 per cent. While this places annual activity eight per cent below the record set in 2007, it marks the strongest annual sales since then, points out the report. The national report is another clear reflection of the positive local forecasts, which were painted by local realtors in this space last month, just days before the CREA report was released. ?I think the market will remain fairly strong in Brantford/Brant County,? said Sean Bryant, the outgoing president of the Brantford Regional Real Estate Association and a broker at Century 21 Professional Group. ?Interest rates are projected to hold steady with only modest changes and the values in Brantford and Brant County will continue to remain very competitive ? compared to the surrounding communities. Even though our listing inventory is down compared to previous years, we are still experiencing plenty of sales with a couple of record months this past year. All these factors will continue to lead towards a strong, steady housing market in Brantford and Brant County.? Michael Hurley, a broker of Royal LePage Hurley Real Estate, echoed those remarks: ?I see good things on the horizon for 2015.? Isabel Marques, broker/ owner of Advantage Realty, also predicted a solid local market for 2015. ?The forecast for 2015 looks to be a strong and steady market.? Moses Silva, a broker with Re/Max Twin City, added it would be a balanced market in this region once again. ?The average MLS price for Canada is expected to grow at a rate near inflation for the future markets,? Silva said. ?The Brantford housing market should follow the national trends.? The national report from CREA added demand in both B.C. and Ontario is currently running at multi-year highs. ?In 2015, Canadian exports, job growth and incomes are expected to improve with mortgage interest rates edging only slightly higher,? the report explained. ?These opposing factors should benefit sales activity in housing markets where demand has been softer and prices have remained more affordable.? National activity is now forecast to reach 485,200 units in 2015, representing a year-overyear increase of 0.8 per cent. There are a number of upside and downside risks to the forecast, said officials from CREA. In British Columbia and Ontario, activity is still expected to be held in check by eroding affordability for single family homes. However, with sales in British Columbia now only at average levels, they may climb further before rising interest rates begins to materially reduce affordability. Sales in Ontario may also remain stronger than expected should new listings continue to come onto the market at higher levels in places and in market segments where a lack of supply in recent years has led to pent-up demand. The national average price is forecast to edge higher by 0.9 per cent in 2015 to $409,300. Alberta and Manitoba are forecast to post average price gains of almost two per cent in 2015, followed closely by Ontario at 1.3 per cent. Average prices in other provinces are forecast to remain stable, edging up by less than one percentage point.
