Drankowsky builds new homes everywhere, but he is a big believer in infi ll. "The infrastructure is already there. All those things you want in an Old North house and can't have, they're here," he said. Those things people look for are open concept, plenty of light, lots of storage and a dry basement. Tree-lined streets are great for esthetics but not so good for drainage sometimes. Nor are old foundations. "Having a high and dry basement is a big feature," Drankowsky said. "Renovating an old house is not cheap. You could buy one for about $300,000 and put in $200,000 more in renovations and still be left with a crappy basement. Here you have all the features a modern family wants --2 1/2 baths, a two-piece bath on the main fl oor, granite counters, attached garage and open concept." Building the infill is the easier part of the process. Going through the layers of approval is tougher. "I've done quite a few infill developments and it's getting harder and harder," Drankowsky said. "The city is adding more layers of approvals, which discourages infill development. There are no incentives. I was so frustrated with this one.
